Terms & Conditions

Registering to receive public house particulars from McCoys Pub Brokers Limited (MPBL) in whatever format confirms your acceptance of MPBL's terms and conditions detailed below.

  1. You agree to advise MPBL of your viewing intentions of any public house property to afford MPBL the opportunity to check availability.
  2. All initial or casual viewings must be made “as a customer” and without making your business known to the present licensee, members of staff or customers.
  3. You accept that much of the information shown on the public house particulars prepared by MPBL is supplied by third parties and therefore MPBL cannot warrant the accuracy of information supplied.
  4. MPBL will not be held responsible for properties let or sold without prior notice.
  5. You accept that MPBL will not be liable for any error(s), misrepresentation(s) or opinion(s) contained in any public house particulars supplied and said information does not constitute an offer or contract nor constitute part of any offer or contract.
  6. No opinion is expressed regarding the availability or otherwise of planning or similar consents or conditions attached to any public house particulars.
  7. You must rely solely on your own inspection, advice, enquiries and judgement as to whether any sales profit and or trade is sustainable or profitable.
  8. No person in the employ of MPBL has any authority to make or give representation or warranty whatsoever in relationship to any public house particulars.
  9. All enquires must be made through MPBL for public house particulars received from MPBL unless by prior arrangement.
  10. All negotiations must be conducted through MPBL for public house particulars supplied by MPBL.
  11. Upon appointment to any public house premises whether a tenancy or new leasehold agreement, whereby the particulars in whatever format have been supplied by MPBL and as a result of you registering with MPBL, you agree to pay MPBL’s fixed letting fee as shown below.
  12. You agree to appoint MPBL to represent you or act on your behalf when you are accepted for a tenancy or new leasehold agreement and to pay MPBL’s fees for the work carried out accordingly.

Professional Fees

The professional fees shown below are intended as a guide to McCoys Pub Brokers Limited standard fee charge and should be viewed in conjunction with the services page.

Letting Fee – Brokerage. Subject to level of work undertaken a minimum of £550.00

Business Plan Preparation
Subject to work involved between £500.00 and £1,000.00

Quotation upon instructions

Tenancy Services
Administration £225.00
Change Attendance £325.00
Inventory Valuations 5.5% or a minimum of £525.00
Inventory Preparation without a valuation quotation provided subject to work involved £75.00 to £125.00
Travelling and out of pocket expenses, generally in the region of some £55 to £85.

Leasehold Sales
Sole Agency 2% of lease sale value plus 10% of annual rent at completion of sale
Joint Agency 5% of lease sale value plus 10% of annual rent at completion of sale
Advance Administration charge payable upon receipt of instructions £525.00 plus VAT

Freehold Sales
Sole Agency 2% of freehold sale value
Joint Agency 3% of freehold sale value
Advance Administration charge payable upon receipt of instructions £525.00 plus VAT
