Public House Details

I ACCEPT THAT:

i) In all cases unless by prior agreement, I am requested to conduct all initial viewings as a customer without making my business known.
ii) Whilst every effort is made by McCoys Pub Brokers Limited to ensure the accuracy of their lists of available properties, McCoys Pub Brokers Limited will not be held responsible for properties let or sold without prior notice, and if I advise McCoys Pub Brokers Limited of my viewing intentions McCoys Pub Brokers Limited will check availability first hand.
iii) Every effort is made by McCoys Pub Brokers Limited to ensure that the information provided within the public house details are correct, and that no liability will be accepted for any error(s), misrepresentation(s) or opinion(s) contained within the details and that the details, do not constitute an offer or contract, nor constitute part of an offer or contract.
iv) No opinion is expressed regarding the availability or otherwise of planning or similar consents or conditions attached to any details.
v) I must rely solely on my inspection, advice, enquiries and judgement as to whether any sales, profit and or trade is sustainable or profitable.
vi) No person in the employ of McCoys Pub Brokers Limited has any authority to make or give representation or warranty whatsoever in relationship to any public house details.
vii) All negotiations must be conducted solely through McCoys Pub Brokers Limited and public house details will be submitted to me on the strict understanding that I instruct McCoys Pub Brokers Limited to act on my behalf and that I will pay where applicable the fees or commissions to McCoys Pub Brokers Limited as shown on the services page of this website
viii) Some of the public house details have been prepared by McCoys Pub Brokers Limited from information supplied by Brewery or Pub Operating Companies. Since McCoys Pub Brokers Limited cannot guarantee the accuracy of such information you must satisfy yourself that the information given is correct, which may be done at interview stage.

Professional Fees

I CONFIRM THAT:

i) I have viewed the services page of McCoys Pub Brokers Limited website and that I have familiarised myself with the various service options available to me and agree to the professional fees charged by McCoys Pub Brokers Limited.

I ACCEPT THAT:

ii) I am responsible for the payment of McCoys Pub Brokers Limited professional fees, when I am accepted for a Tenancy or New Leasehold, where the details of said Tenancy or New Leasehold are received by me from McCoys Pub Brokers Limited.
iii) No fees will be charged to me as the Purchaser of a Freehold Property or Leasehold Assignment – such fees are traditionally the responsibility of the Vendor(s) or Seller(s).
iv) I may instruct McCoys Pub Brokers Limited to act on my behalf on a property that I have sought without the assistance from McCoys Pub Brokers Limited.
v) I may select any part or parts of McCoys Pub Brokers Limited service options.
